Cape Town's bustling Golden Acre commuter precinct is moving closer to a major transformation with the commencement of its retail redevelopment phase.
This key development follows the earlier start of a residential conversion, marking a significant step in turning the vital transport hub into a vibrant, 18-hour mixed-use area ("Transforming Golden Acre: 415 affordable apartments to revitalise Cape Town's CBD", CapeTowner January 22).
The upgrade, spearheaded by property investor Putirex and managed by Gracht Asset Managers, aims to drastically improve the experience for the thousands of daily commuters and shoppers who rely on the precinct.
Gracht Asset Managers director Lesego Majatladi said: "The Golden Acre has always served as a gateway to Cape Town.
"By commencing the retail phase, we are moving closer to our vision of a precinct that balances heritage and mobility with modern, dignified urban living."
He said that the retail revitalisation was designed to move beyond the current function as a transient thoroughfare.
Plans include a rationalised tenant mix, new trading areas, and aesthetic improvements to finishes and fabric.
"Critically, there will be a strong focus on improving pedestrian flow and enhancing safety through better lighting and increased surveillance," he said.
The project is also closely aligned with broader central business district revitalisation goals, including the conversion of the 24-storey office tower at 11 Adderley Street into 414 "affordable" rental units.
These units are aimed at the "missing middle," with rentals anticipated to be approximately 30 percent below current market rates, offering essential housing for working professionals.
Mr Majatladi said that operating partner Neighbourgood, a privately held property development and management company, would manage the residential component, offering tenants co-working spaces and community events.
Developers have assured the public that commuter and shopper access will be maintained throughout the construction period.
The entire redevelopment project is expected to be completed by early next year.
